I have a deal in Northside that I am whosaling.I have two title companies invovled,one for me and one for my buyer.I was calling my buyers company and told them I am doing a double close.They informed me that you can't do double closings,so I called my title company and they said that they do double closes.So I was dump founded,becaus I just had did a double close 1 month before.So I found out that some title companies do it and some do,so the lesson i learned will cost me $2,ooo.Because I had to get a private lender involved to close the buy end,so find out which companies do.

Hello and welcome to yet another week of a wholesaler. Well this has been a awesome week with lots of ups and downs. We closed 2 deasl this week, these were deals that came off my website at Royseinvestments. I love when you get real estate deals and leads from you website. I really believe it is placement of search engines, my of my high rankings for my website come from organic hits. A organic hit comes from natural selection on secrch engines, which my main site is www.Royseinvestments.com. This site is one that I have had around for awile, this site get 200-300 views per day. I have made my huge buyer's list of over 500 through this website. A friend of mine at REIA just got a great lead off his website, this home is located in a bread and butter area and he got it under contract for $25k . The home is in need of major repair, but would have a resale value of $110k. But this are 2 pints that get your website created or squeeze page. Websites are very important to your real estate investing career, so get one created. You can also find sites that you can create and publish your own website, that is how I got started. Back to more wholesaling news, also in this week I got under contract 5 new houses and these are in Clermont County. These homes are located in great executive style homes, the average afer repaired values are $175k. I love when you can get a house worth $175k and get it under contract for $70k. This is the greatest market you will ever see where the prices you will get these homes under contract, you won't see for many years. I am really going to start looking for homes only in executive neighborhoods, it makes these homes so easy to sell. I have got 7 calls and 3 offers on the house I got under contract for $70k. I love when you have your investor in a frenzy to buy a property. My bet piece of advise in this blog is to do a liitle of everything in real estate to make the big money. I can't wait I just ordered new bandit signs and they are on their way from www.dirtcheapsigns.com . I love when you order signs, but make sure to use different colors each time you buy them. I use a variety of colors on each purchase and then I do times studies. That way you know which colors work the best to get the most calls. SEE YA ON THE FLIP SIDE.
